Planning on controversial Goatstown Road site decided three years after submission

A planning application that was submitted on a controversial site in Goatstown has been refused – three years after it was submitted.

The plans for student accommodation on the Vector Motors site on Goatstown Road sought permission to build 221 student bed spaces over four and six storeys. It had been met with strong opposition from local residents due to issues concerning its scale and the impact it would have on local residents.

The planning application had gone to An Bord Pleanala in 2022 and they issued a delay notice in July 2022. But a final decision was only made less than two weeks ago on January 2 – after a new planning application for the site was submitted.

An Bord Pleanala refused permission for the application which was submitted in 2022. Issues included the impact the development would have on daylight in adjacent properties and would overlook the terrace of nearby apartments.

As previously reported by Dublin Live, the new application seeks to build 220 bed spaces within the development. It also proposes a courtyard as well as two ground floor lounge/study areas, kitchen/tearoom, laundry, and concierge/office space.

A decision on the application is due by February 7. A number of observations have already been made on that application.

How the development will look on the Goatstown Road

One raises concerns about the impact it will have on nearby residents privacy, natural light on current developments and safety concerns for families the building will overlook. There were also concerns about traffic congestion and the effect it will have on the environment.

While another observation was in support of the development. It welcomed the use outside term time for tourists or visitors. It also encouraged the use of the roof terrace to the public or visitors.
