Leicestershire’s most affordable street revealed with homes selling for less than £60k

The cheapest street to buy a home in Leicestershire has been revealed in a new property study. Houses on Falmouth Road in Evington, Leicester sold for an average of just £57,923, according to analysis of Land Registry data.

The research by GB Concrete & Pump looked at thousands of house sales across the city and county over a four-year period. Only streets where at least five properties had changed hands were included in the final data to give the most reliable picture of local house prices.

Navigation Street near St Margaret’s Bus Station emerged as the second most affordable location with average prices of £63,684, while Vicarage Street in Earl Shilton, near Hinckley, was third at £68,900. The data showed consistent sales activity across these areas.

Leicester city centre featured prominently in the findings, with York Street and Rutland Street both recording average prices below £74,000. Seven homes were sold on York Street during the period, while Rutland Street saw five property sales.

Several other Leicester neighborhoods feature in the top 10 most affordable list, including Rushey Mead and Thurmaston, Westcotes, and Aylestone. A second stretch of Falmouth Road near Leicester General Hospital completed the top 10, with average prices of £79,600.

At the other end of the market, homes on Warren Hill commanded the highest prices, selling for an average of £2.5 million. Stamford Road and Church Leys emerged as the county’s second and third most expensive streets, with typical prices above £1.2 million.
