Galway housing build with over 300 units greenlit as way paved to ‘transform city centre’

A vital part of the massive overhaul of Galway city centre that would deliver hundreds of apartments has been approved conditionally as the way has been paved for the resurrected plans.

Plans for the former Topaz site on Bonham Quay development, which will be Block C of the larger development intended to house almost 350 bedrooms, were approved conditionally on Monday 13 January.

The plans proposed a change of use of the ground floor unit of Bonham Quay Block C from the granted use as restaurant and retail unit to proposed use as a fitness centre/ gym within the previously permitted footprint.

The approval comes with four conditions as Galway City Council found the changes would be within proper planning development guidelines for the area.

Included in the four conditions are the stipulations that Block C must proceed as outlined in the application, that any addtional signage or shuttering must be agreed in advance with GCC.

GCC also imposed restrictions on working hours for the duration of the demolition, building and fitting phases of the development. Work hours of a weekday are to be no earlier than 7am and no later than 6pm. Saturday hours are restricted to 8am to 2pm, and work is not permitted of a Sunday.

The site will house its two cohorts of accommodation in two blocks, labelled Block 1 (North) and Block 2 (South), which is planned to stand stood seven-storeys tall.

The predominantly student accommodation scheme will see 345 units in total build, comprising 158 bedrooms in one block, located on the north east part of the site, with the other 187 bedrooms in another block, located on the south-west part of the site.

The design also incorporates a an accessible landscaped roof area, laundry area, and commercial units. The blocks would also have housed a reception area, common space/screening area, study area, fitness studio, internal secure bicycle parking for 175 bicycles.

Vehicular access will be Queen Street to a one-way route around the site. The build will see the demolition of several buildings, including the former Topaz petrol station, totalling 506 sq. metres of floor space.

The two blocks accommodation blocks, A and B, and the associated ESB substation will house house 10,747 sq. metres of gross floor space.
